I can't get the point of this problem

I have this LAG problem with "SOME MOVIES" on my PS3 Media server towards the PS3 console and I don't think the speed of my PC is what's causing it.

oh btw my PS3 connection is wired. I'm trying to figure out the problem but I am hopeless.

Help from anyone is highly appreciated.

I have these files and here's my comparison of files with LAG

WITH LAG:
Adel live in London
720p only
1.3 GB file size
1280x720 Resolution
MPEG2 4.2 Mbps

Rock of Ages (much higher)
9.83gb
1080p
1920x800 Resolution
MPEG-2 10.3 Mbps

but this one has NOT HAD EVEN A SINGLE LAG:

The Avengers REMUX (highest so far compared with those 2 above)
29.10GB
1080p
1920x1080 Resolution
MPEG2- 29.2 Mbps

and I have other files that have LAG too is this has something to do with the codec, softwares used, bitrate settings etc....

any help is highly appreciated. Thanks in advance.

additional issues that might help you guys to solve this issue I have.

When I play those 2 files on top with LAG the transcoding buffer status is so slow but with the avengers file transcoding buffer status is really fast.

does this makes sense? or nothing helpful on my issue

If you mean if I switch to tsMuxer, FFmpeg instead of MEncoder... Yes and i'm still getting lag.

Here's an interesting situation, I borrowed my friends WD TV Live Media player, connect it to my network wired, used PS3 Media server as my software.

It works!!! The lag disappeared on those videos that I was telling you guys. Since it' s WD TV Live console the transcode buffer status is always empty.

Is there a way to disable that loading thing while I'm using my PS3 Console? I think that's what's causing the lag, too slow in loading.

If I could disable this (clueless)(is it possible?) I think this might work... or any more suggestions you guys can give me

Can it be that the files with lag are being transcoded, while the ones without lag are not being transcoded?
Does the log file show any differences for files that work and files that do not work?

They are both being transcoded if you'll check on this debug log

do you think this has something to do with the first vid with lag is heavily compressed and my machine couldn't handle it while a REMUX version is uncompressed?

can I just disable transcoding in PS3 media server when I'm using my PS3 console? Since I noticed WD TV Live is not transcoding (I think because transcoding buffer status is empty)
